         <description><![CDATA[<p>The Detroit Lakes Development Authority and City Staff will be reviewing the first draft of the Business Corridors Redevelopment Plan prepared by RDG in coming weeks.   The document will become available on this website once the first round of changes have been made to the plan.  </p>

         <title>Download Presentation</title>
         <description><![CDATA[<p>In December 2007, the Detroit Lakes Development Authority (DLDA) and the City of Detroit Lakes retained RDG Planning & Design to prepare a Master Plan for improving Downtown and the West Lake Drive areas.  After hours of meetings, weeks of analyzing data and markets, and months of designing concepts, RDG presented concepts and strategies for improving Detroit Lakes on Wednesday, September 24th.  <a href="http://www.rdgusa.com/crp/downloads/2008-9-26_Concept_Presentation.pdf">Download the presentation</a>. <p><strong>Where do we go from here? </strong> <br />
During the next month, RDG will be writing a document that describes the concepts in more detail.  This document will become a roadmap for implementing the downtown plan.  It will include several chapters, including:<br />
1) Markets for Detroit Lakes (projections for population, housing, retail, and office demand)<br />
2) Existing Conditions (physical condition)<br />
3) Strategic Planning (summary of the public's involvement)<br />
4) A Master Plan (concepts for improving Detroit Lakes)<br />
5) Implementation (cost estimates, funding strategies, priorities and schedule)</p>]]></description>

         <title>Concept Refinement</title>
         <description><![CDATA[<p>The Design Team is refining illustrations and concepts to submit to City Hall and the Detroit Lakes Development Authority.  Designs are anticipated to be submitted by mid-July.  Meanwhile, planners are preparing narrative for the final document, summarizing sections of the plan that have been previously presented to the DLDA, including the Market Analysis, Existing Conditions and Public Participation Process.  A complete draft of the plan is anticipated by mid-August.</p>

         <title>Steering Committee Meeting Schedule</title>
         <description><![CDATA[<p>The schedule for the planning process takes about 9 months.  Several specific meetings of the Steering Committee occur at the following points:</p>

<p><strong>December 13:</strong>  Steering Committee kick-off meeting.</p>

<p><strong>January 31:</strong>  Completion of the kick-off presentation and focus group meetings.</p>

<p><strong>February:</strong>  Completion of the Demographics and Existing Conditions Analysis, and Market Analysis.  (WebEx Meeting)</p>

<p><strong>March 13:</strong>  Completion of the Corridor Design Workshop for review and modification of concepts. </p>

<p><strong>April:</strong>  Update on plan refinement.  (WebEx Meeting)</p>

<p><strong>May:</strong>  Additional design workshop, review with DLDA.</p>

<p><strong>June:</strong>  No meeting (Design Team refining concept)</p>

<p><strong>July:</strong>  Initial presentation of development concept to DLDA.</p>

<p><strong>August:</strong>  Updated presentation and concept refinement to DLDA.</p>

<p><strong>September:</strong>  Public presentation of development concept.</p>

<p><strong>October:</strong>  To be determined.</p>]]></description>

         <title>Design Workshop Summary</title>
         <description><![CDATA[<p>RDG Planning & Design, along with the public, prepared concepts for development for the areas of downtown and West Lake Drive.  The consultants will refine the concepts during the next two months, returning in May to study the business corridor in more detail. actively draw their concepts for the future of the corridor using markers and maps.  It also provides people the opportunity to creatively think about possible solutions for the area and define a vocabulary of urban design<br />
